The project team for Telecom Place set out to design a five star building signifying “New Zealand Excellence.” Reduction in energy consumption was considered across the entire building design from its façade for efficient heat gains and losses, to efficient lighting and control systems to chiller pumps etc, all of which were chosen for energy efficiency and long term impact on the environment.
Water consumption in the building was addressed with a “rainwater harvesting” system supplying the toilets and the choice of water efficient fittings.
The indoor environmental quality of the office space was enhanced by supplying additional fresh air which equated to 150% of the basic code requirement.
An innovation point was sort and granted for the air conditioning system in the building which is the first radiant passive chilled beam system installed in New Zealand. It is based on the Frenger “carat” chilled beam which is very low maintenance.
Cycle and pedestrian commuter facilities are provided for 10% of the population of the building together with 6 visitor cycle parks.
Telecom Place was awarded “Excellence” in the 2011 Property Council of NZ Awards. |
